Common Toilet Leaks

4/8/2022 (Permalink)

Toilets are common locations for leaks, which can raise your water usage and potentially cause damage to your bathroom. There are multiple locations where a toilet leak can develop. However, the majority of these leaks can easily be repaired with inexpensive parts and common hand tools. Another fact to consider is that the cost of any of these repairs would be more than paid for by the savings on your water bill over time. Some of the most common leaks are listed below:

  • Flapper valve, flush valve, tank-to-bowl gasket, and bolt gaskets
    • These valves and gaskets have a track record of warping and deteriorating over time. Over the years, these will degrade to the point where they will no longer make a proper seal, causing a leak.
  • Fill Valve
    • Occasionally, the tube that runs to the bowl can get below the water line causing it to siphon the water from the tank, causing a loop.
  • Trip Lever
    • The chain that connects the lever to the flapper valve can get too tight to the point where the flapper valve is unable to seal properly.
  • Wax Seal
    • When a toilet is improperly mounted, the toilet is able to rock back and forth, causing the wax seal to prematurely break.
  • Water Supply Connector
    • Plastic connectors can crack and break either with age or by unnecessary force.
  • Cracked Porcelain
    • Though it's less common, a cracked tank or bowl is a real possibility, cracks can occur on either the tank or the bowl and should be patched as soon as possible.

Frozen Pipes

12/20/2021 (Permalink)

Frozen copper pipes inside a wall More than 250,000 families and homes experience frozen and/or burst pipes each year in the U.S

During the winter season, the average person typically thinks of Christmas presents, family dinners, etc. but frozen pipes bursting and flooding your home probably isn’t on that list. Though it is easy to overlook, Southeastern Ohio can reach temperatures that can freeze the water residing in your lines causing the pipe itself to expand and potentially burst. Here are a few preventative measures to keep this from happening to your home this winter:

  • Make sure exposed pipes are properly insulated
  • Invest in a cover for your outdoor faucets
  • Open the cabinet doors underneath your fixtures to allow more air to flow to your pipes
  • If you plan on leaving your home for an extended period of time, set your thermostat to keep your home from getting too cold.
  • Where pipes are most likely to freeze, run a small trickle of water to keep the pipes flowing.

Hopefully, some of these tips can help prevent your home from being subject to frozen pipes this year. If you do end up facing a water loss from a busted pipe, there’s a pro for that. SERVPRO of Jackson & Ross, Athens & Gallia Counties is available 24/7 and is here to provide quality service with experienced restoration professionals. Contact us anytime at (740) 286-2550!

Condensation Lines

11/29/2021 (Permalink)

Photo of an HVAC system It’s easy to overlook your HVAC system over the years.

It’s easy to overlook your HVAC system over the years. In locations like Southern Ohio, there are many environmental factors that can make cleaning your system a priority. The factor we will focus on today is the buildup of algae and debris in your condensation line. Buildup in your system can cause blockages and eventually leakage. Checking and cleaning your condensation line can save you from costly repairs and potential water damage.

What is a condensation line?

Your HVAC system or furnace also operates as a dehumidifier. They have a reservoir that allows the moisture from the home to collect, but eventually, the moisture that is collected needs to be removed. The condensation line allows for that moisture to be drained underneath the home. The issue with this system is that is prone to developing algae and blockages over time without being cleaned.

Cleaning options

Cleaning your condensation line has multiple approaches, here are a few:

  • Using a long pipe/tubing brush to clean. These brushes have nylon bristles which allow the lines to be cleaned without damaging the line itself.
  • Pour a mixture of hot water and vinegar down the drain. This allows the mixture to run down the entirety of the line, removing algae.
  • Vacuuming out blockages. If you have an option to connect an end of the line to a shop vacuum, this may be a good option to remove blockages.

If your system already has faced a blockage and has led to water damage in your home, there’s a pro for that. At SERVPRO of Jackson & Ross, Athens & Gallia Counties, we have the experience to make your water loss "Like it never even happened." We are available 24/7 and can be contacted at (740) 286-2550, call today!

Refrigerator Water Lines

9/22/2021 (Permalink)

photo of a kitchen refrigerator Refrigerator water lines can commonly become damaged or disconnected, causing a water leak.

One of the more common issues that come with modern refrigerators, is damage to the water lines, causing water damage. The water line can become disconnected or damaged, creating a small leak. This often goes for long periods due to the low volume of water that leaks out, causing slow but progressive water damage.

One way to help prevent water-damaged floors is to check and maintain your fridge often. Make sure to clean behind and around the and check the line for any signs of damage and assure that it is connected properly. If your line is showing signs of damage, it should be replaced. Now might be a good time to upgrade your existing plastic water line with a more durable, braided metal replacement.

Another option would be to install a drain pan underneath your refrigerator. These are simple to install, cost-effective, and would prevent any water from sitting on your flooring. These come in a variety of sizes, materials, and features that would meet almost any situation.

Lastly, another option would be to install a water sensor. Smart sensors like this have made great advances in the past years. Placing a sensor behind your refrigerator or inside of a drain pan would allow you to receive immediate updates if it comes into contact with water, allowing you to stop the issue in its tracks.

If you are currently facing the result of a damaged water line, don’t hesitate to call the professionals at SERVPRO of Jackson & Ross, Athens & Gallia Counties. We are ready and willing to help with your water restoration needs 24/7. Call us today at (740) 286-2550 for more information!

Water Heater Tips

7/14/2021 (Permalink)

dripping water heater Your water heater is a key piece to your plumbing system, routine inspections can keep it running properly.

Water heaters are one of the three most common household appliances to fail and cause damage to your home. Along with washing machines and toilets, these appliances alone contribute to almost $700 million in property damage per year. One of the best ways for a homeowner to better prevent these issues is to perform routine maintenance along with having preventative measures in place.

Your water heater is a key piece to your plumbing system, routine inspections can keep it running properly.

Here are some tips for the next time you check on your water heater:

  • Check all fittings and valves for any moisture
  • Make sure the temperature/pressure relief valve is working.
    • This valve being blocked is one of the leading causes of a water tank explosion.
  • Placing a pan underneath the tank as a catch is useful for protecting against small leaks
  • Placing a moisture alarm near the tank can alert you early on for a leak.
  • Check your anode rod and heating elements for pitting, replace if damaged.
  • Finally, flush and clear out the sediment in your tank once a year

Completing these steps can help improve your water heater’s performance, extend its life and reduce your energy bill. Most importantly it can help prevent costly property damage in the event of an appliance failure. If you do happen to face water loss as a result of an appliance failure, know that SERVPRO of Jackson & Ross, Athens & Gallia Counties is here to help you with all of your water loss needs. Call today at (740) 286-2550!

Psychrometry (The Science of Drying)

7/12/2021 (Permalink)

SERVPRO crew placing drying equipment Understanding how moisture and humidity behave allows us to plan the best drying process.

Knowing the fundamentals is crucial for any successful job. Until homeowners are dealing with a water loss or you are in the business of restoration, most people do not think about the science behind drying homes and their materials. Being able to properly control your work environment and achieving desired humidity, moisture content and temperature is key to getting the job done right. SERVPRO of Jackson, Ross, Athens, and Gallia Counties educates its employees on how to properly implement the psychrometry of drying into our daily tasks and procedures. Knowing how moisture and humidity works allow us to bring in the proper equipment (and quantity) to get your home dry again in the fastest and safest way possible.

In psychrometry, warm/dry air that is properly circulated throughout the affected areas allows the moisture to be kicked up into the air and then can be dried by our dehumidifier. Once the moisture in the air reaches the dehumidifier, it will condensate and be taken out of the air.

Studying and understanding these concepts allow us to come in prepared and ready to get your home “Like it never even happened.” If you are currently experiencing a water issue, do not hesitate to contact your SERVPRO of Jackson, Ross, Athens, and Gallia Counties at (740) 286-2550.

Preparing Now for Spring Flood Risks and Water Damage Cleanup

3/17/2021 (Permalink)

While spring brings warmer weather and longer days, it also brings a mix of conditions that include heavy rains and severe storms, increasing the risk of flooding. Be prepared, know the risks and when to take action to protect your family, your home and your business before you find yourself in the middle of a weather event.

Spring flood risks

FEMA provides education materials about what you should know concerning spring flood risks at https://www.ready.gov/sites/default/files/Spring_Flood_Fact_Sheet.pdf. Some of the highlights included in this material are as follows:

Spring Thaw. Warmer temperatures and resulting snow melt can produce large amounts of runoff in a short period of time, as each cubic foot of compacted snow contains gallons of water. During the early spring, frozen land prevents melting snow or rainfall from seeping into the ground. The water then runs off the surface and flows into lakes, streams, and rivers, causing excess water to spill over their banks. Add seasonal storms to the mix, and the result is often severe spring flooding.

Spring Rains. Spring storms can bring several inches of precipitation in just hours or can stall out over an area for days. These heavy rains can lead to severe flooding by oversaturating the ground, overfilling storm drains, or causing rivers to spill over their banks or levees.

Everyone is at risk for water damage. Preparing now can save you hours of headache later.

  • Property owners should prepare now. Contact SERVPRO of Jackson and Ross, Athens and Gallia Counties about an Emergency Ready Plan.
  • Conduct a thorough inventory of your home or business.  Document your belongings with video and photos, in the event these are damaged by water intrusion.
  • If water damage occurs, quick response matters. Call us directly at 740-286-2550 or use our ERP app. Materials holding moisture can develop mold within 24 to 48 hours. Delay can turn water mitigation into mold remediation in just a short window of time.

The three types of contaminated water:

Category 1: "Clean Water"

Category 1 water is from a clean source like a broken water supply line or leaking faucet. If not treated quickly, this water can turn into category 2 or 3, depending on length of time, temperature, and contact with surrounding contaminants.

  • Water from a clean source like a broken water line
  • If left untreated, can degrade into category 2 or 3

Category 2: "Gray Water"

Category 2 water is contaminated and could cause discomfort or illness. Examples include washing machine overflow; toilet overflow with some urine, but no feces; or dishwasher overflow.

  • May contain bacteria and viruses
  • Can quickly degrade into category 3 if left untreated

Category 3: "Black Water"

Category 3 water is grossly contaminated and could cause severe illness or death if ingested and any contact should be avoided. Examples include flooding from rivers or streams, water from beyond the toilet trap, water from the toilet bowl with feces, or standing water that has begun to support microbial growth.

Protecting Your Home from Frozen and Bursting Pipes

11/29/2018 (Permalink)

Southern Ohio has experienced some record cold temperatures this month. Though you may be taking extra steps to keep yourself warm, SERVPRO of Jackson & Ross Counties wants to remind you to keep your home safe as well.

The Insurance Institute for Business & Home Safety reports that pipes generally don't burst from simply freezing - it is actually the buildup of pressure between the frozen water blockage and the closed faucet that causes the pipe to burst.

Here at SERVPRO of Jackson & Ross counties, we care about our customers and want to pass on the following tips to help protect their homes:

1) Let a faucet slowly drip during extreme cold weather (under 20 degrees F) to provide pressure relief on the pipe.  If hot and cold water lines serve a fixture, make sure that both lines are contributing to the drip.

2) If you are planning to travel out of town, take the extra precaution of draining your water system.  To do this, shut off the main water valve and then turn on all fixtures until water stops flowing.  If there is no water in the lines, they can't freeze or burst.

In the event that the worst happens and you come home to a burst pipe and water in your home, SERVPRO of Jackson & Ross Counties provides emergency cleaning and restoration services 24 hours a day, 7 days a week—including all holidays.

Faster To Any Size Disaster

Flooding and water damage is very invasive. Water quickly spreads throughout your home and gets absorbed into floors, walls, furniture, and more.  SERVPRO of Jackson & Ross Counties arrives quickly and starts the water extraction process almost immediately. This immediate response helps to minimize the damage and the cleaning and restoration costs.
